We were recently asked by Austin Chambers & Co, who are managing agents on a local parade of shops in Gosport, to assist them in a works inspection quite urgently.
The situation required responsive communication, quick arrangement of an inspection date and a relatively urgent turnaround for the report, in order that a sub-letting of a unit could be completed.

From initial conversation from both the managing agent and tenant, we understood the urgency. We delved into details regarding leases, obligations and what works had been carried out, and what needed to be verified by a physical site inspection. This was the scope of work. We quickly liaised with the tenant to gain access the following working day, which they were pleased that we were able to do this.
We were able to inspect the property, details what had been carried out, and compile it into a report that the solicitors could make reference to and use in their subletting documentation.
We kept all parties up to date, following the inspection and whilst completing the work. In fact, we were able to deliver sooner than originally advised, as we prioritised the work. We completed the report within 48 hours on this occasion, which enabled the subletting to complete. The tenant had the sub-tenant lined up, and all consents received from the landlord, and this report was needed to attach to the commercial sub-lease documentation, as it was an existing lease that provided provisions for sub-letting.
A positive result for all parties.
